The 10 step process to buying a home with SB Homes



1. Research

The first step when buying a new build in Huddersfield, is to research the area.

Start by looking at the local amenities, transport options and schools. We’ve put together handy guides for Marsden and Linthwaite to help.

Then, look for a reputable developer in the area, with a good track record. Ask any local estate agents for recommendations, search online, and ask friends.

2. Visit Us

Next, arrange a visit to our show home. Currently, our show home is based at Hollin Gate in Linthwaite.

When you’re at the show home, take note of the finishes, fixtures, and fittings. Ask us about construction methods, sun orientation, our warranty scheme – anything you want to know!

If you’re at a pre-arranged viewing, we can then take you straight on a site visit to look at the potential plots available. If you’re visiting on a weekend, we can arrange a site visit during the week.

3. Plan Your Finances

If you want to reserve a plot, we need to know you have the funds in place to purchase it.

Make sure you have a clear understanding of all the costs associated with buying a home, from the purchase price, to the monthly mortgage costs, council tax, surveys, solicitors fees and potential stamp duty fees.

If you need a mortgage to fund the purchase, then arrange a meeting with a mortgage broker to get a mortgage-in-principle in place – if you haven’t already. This will give you a clear view of what you can afford.

Our estate agency will also ask for two forms of ID and bank statements to prove you have the funds in place.

4. Reserve The Property

Once you know you can afford the property and you’re happy with the plot selection, you can reserve it with a £750 non-refundable deposit. This takes the property off the market.

Pay the deposit via our online payment platform or bank transfer (We don’t accept cheques or card). The deposit is knocked off the purchase price.

5. Sales Assist
& Part-Ex

On some properties, we offer a menu of incentives to help you move.

We are all about keeping the buying process as simple as possible.

6. Making Your Choices

Once you have reserved your new home, you can start making it your own. We have helped more than 550 families to create the home of their dreams, with bespoke finishes.

We will invite you to our office at Empire House to sit down and discuss your choices*.

*Within our ‘standard’ range, you will have dozens of choices. However, if you want to upgrade, fees will apply.

7. Survey & Mortgage Offer

If you are purchasing with a mortgage, your lender will require a survey. We will provide access to your surveyor, who will deliver an impartial valuation of the property.

Once your lender is satisfied with the valuation, you will then be given a mortgage offer – which can take from as little as 24 hours, up to one month.

8. Exchange & Completion

Once the sale has progressed and the build is nearing completion, our solicitors will exchange contracts. During the exchange process, it is important to work closely with your solicitor or conveyancer, who will guide you through the legal aspects of the process and ensure that everything is in order.

Both parties will review and sign the contract, and you will pay a 10% deposit. This is a legally binding contract.

The final step is completion, which is when the property becomes legally yours. This usually happens a few weeks after the exchange of contracts, and you will need to pay the remainder of the purchase price on this date.

On completion day, your solicitor will arrange for money to be transferred to our solicitor.

9. Handover

Once the money is with our solicitor, the sale is complete, and the home is yours! We will arrange a suitable time to provide you with the keys, and we will complete the handover process.

You will be given a manual to show you how to use your appliances and to provide you with a thank you gift.

We will show you around the home and ensure you are happy with it before we leave.

10. Aftersales

From the moment you get handed the keys to your new home, we’ll be on hand to answer any questions and fix any problems.

Our on-site staff will be there to answer any questions you might have and to help with any initial teething problems you may encounter. Any small issues will be fixed within a short time frame.

For six months, we’ll give you the opportunity to let us know of any issues that require attention.

Your home is covered by a 10-year warranty. Full after sales procedures and policies will be shared with you.
