Sales Assist

ON SOME PROPERTIES, WE OFFER SALES ASSIST

We will pay for your estate agency and conveyancing fees on your purchase.*

This is a fantastic way to help you sell your existing home, pre-reserve your chosen new home and save you the time, money and hassle of instructing an estate agent.

HOW DOES IT WORK?

Once you’ve paid your deposit, we will instruct a local estate agent to value your existing home, who will advise on a realistic and fair marketing price. This estate agency will market your home locally and nationally via Rightmove, and other channels such as social media.

SB Homes will also help with marketing your home.

WHAT HAPPENS IF MY HOUSE DOESN’T SELL?

If no sale has been secured within six weeks, the position will be reviewed, and we may decide to:

Continue to market your property, reviewing the progress fortnightly. A price reduction may be advised, if deemed necessary.
Move your reservation onto another property, giving you additional time to secure a buyer.
Cancel your reservation. Your fee is fully refundable at this stage.

*We will cover the legal fees on your purchase through our recommended conveyancer and estate agent. Only available on selected properties. Estate agent and solicitor fees are capped at £5,000.

Part Exchange

We may consider taking your house as part exchange against one of our new homes.

If you are interested in upsizing your home but are struggling to sell your existing home or want to consider part exchange to avoid a chain and make the process more straightforward, we may be able to offer you part exchange.

We will check if your property qualifies and, based on independent valuations, make you an offer.

PART EXCHANGE

How it works

Qualification
To find out if your current property qualifies for part exchange, speak to one of the sales team. Let them know where your current home is and approximately how much it’s worth. If it qualifies, you can go ahead and provisionally reserve your new home there and then.

Valuation
To make sure we offer you a fair price, we’ll arrange for our estate agents to value your existing home on our behalf. They’ll assess its selling price, not its asking price.

Offer
We’ll make you a verbal offer, based on the independent valuations, which we’ll then follow up in writing. If you’re happy with the offer, you can change that provisional reservation on your new home to a full reservation.

Sale agreed
Finally, we’ll instruct our solicitors and arrange a survey on your existing home and put the wheels in motion to buy it. You’ll need to instruct your solicitor/conveyancer too. We will arrange the sale of your new home at the same time.
With no estate agent fees, no chain and no delays, part exchange is a hassle-free, quicker way to sell your home.

Other Incentives

1. STAMP DUTY

We could pay for the stamp duty associated with your purchase (cap applies if purchaser owns a second home).

2. MORTGAGE INCENTIVE

If you can afford the home but you want some help with monthly mortgage payments, we can pay towards your mortgage over a set period, with a package tailored to suit you. Speak to us to discuss your options.

3. FLOOR COVERINGS

As part of our ‘menu’ of incentives, we may sometimes offer floor coverings, saving you time and money when you move in.
